2、ndsoverthePremisestoPartyBandwhenPartyBreturnsthePremisestoPartyAuponcompletionofthisleasingterminaccordancewiththisContract.二、租赁用途Two、Usageof,ThePremises2-1乙方向甲方承诺，租赁该房屋作为空色使用，并遵守国家与本市有关房屋使用与物业管理的规定。2-1PartyBpromisestoPartyAthatthePremisesisonlyforresidentialPUrPoSeS.andshallobeytherelevantstateand

3、localregulationsaboutuseandthemanagementofthehousing.2-2乙方保证，在租赁期内未征得甲方书面同意与按规定须经有关部门审批而未核准前，不擅自改变上述约定的使用用途.2-2PartyBpromisesthatitshallnotchangetheusageofthePremiseswithoutgettingthewrittenconsentofPartyAandtheapprovaloftherelateddepartmentaccordingtothetermshereinduringtheLeasingterm.三、交付日期与租赁期限Th

4、reeDeliverydateandleasingterm3-1甲乙双方约定，甲方于一年一月日前且合同补充条款第一条规定的首月租金与保证金到达甲方指定账户后向乙方交付该房屋。【出租】房屋租赁期自年月起至一年月一日止。甲方需在房屋交付日前做好各项整修及清洁工作。3-1BothPartiesagreethatPartyAshallhandoverthePremisestoPartyBbeforeafterPartyAreceivedthefirstmonthlyrentalanddeposit.LeasingtheleasingTermiscommencedfromto.Allmaintenanc

5、esandcleaningworkshavetobefinishedbeforetheCheck-inDay.32租赁期满，甲方有权收回该房屋，乙方应如期返还。乙方需继续承租该房屋的，则应于租赁期满前两个月,向甲方提出续租书面要求，经甲方同意后签订租赁合同。3-2PartyAshallhavetherighttotakebackthePremisesfromPartyBandPartyBshallreturnthePremisestoPartyAontimeupontheexpirationofleasingterm.PartyBshallapplyforextensioninwritingt

6、oPartyAtwomonthsbeforetheexpirationifPartyBintendstocontinuethelease,thenewleasecontractshallbesignedaftergettingPartyA,sapproval.四、租金、支付方式与期限FourRent,PaymentMethodandterm4-1甲、乙双方约定，该房屋每日每平方米建筑面积租金为（币）/Q【出租】月租金总计为（人民币）元（大写：L万上仟十佰上拾元角整）。4-1ThetwoPartiesagreethattherentofonesquaremeterforonedayis(/)/_

10、leforthefullpaymentofthePremisesofthecostswater,electricity,naturalgasandcommunication.5-3Ni方负责支付的上述费用，计算或者分摊办法，支付方式与时间：详见补充条款。5-3Thecount,wayoftheshare,paymentmethodanddateofthepaidfeeare:RefertoAppendix.六、房屋使用要求的维修责任Six、TheresponsibilitiesonRepairofthePremises6-1租赁期间，乙方发现该房屋及其附属设施有损坏时，应及时通知甲方修复；甲方

11、应在接到乙方通知后2日内进行维修。逾期不维修的，乙方可代为维修，费用由甲方承担。6-1Duringtheleasingterm,PartyBshallinformPartyAtorepairintheeventthatthedamagetothePremisesorfacilitiesisoccurred.PartyAshallrepairitwithinthree(3)dayafterreceivingthenotice.InCasePartyAfailstorepairthedamageontime,PartyBcanrepairitinsteadofPartyAandthePartyAshallberesponsibleforthefees.6-2租赁期间，乙方应合理使用并爱护该房屋及其附属设施。因乙方使用不当或者不合理使用，致使该房屋及其附属设施损坏或者发生故障的，乙方应负责维修。乙方拒不维修，费用由乙方承担。6-2PartyBshalltakegoodcareo
